Participate as an active member of the project team during the conceptual, schematic, DD, and CD phases to ensure that the project is designed for the least cost, constructed in the shortest amount of time possible, without compromising the required design intent. Review plans and specs to VE for potential savings and constructability.
Determine and evaluate alternate construction methods, materials, products, and detailing. Participate in the bidding and qualifying of subcontractor bids. Evaluate CM/GC fees and detailed general conditions.
Attend and manage weekly construction meetings and ensure that issues are addressed timely by the responsible party and track and confirm resolution, and produce and distribute detailed meeting minutes.
Manage the project schedule, project budget, budget schedule, the rolling punch list process, and the coordination of consultants work with contractors.
Manage the closeout of the project including all financial reconciliations, compiling and distributing all documents, manuals and warranties, and ensure training is completed.
Ensure that project is constructed in full compliance with the contract documents and construction drawings and specifications.
Review and approve contractor work plans and monitor all daily subcontractor activity and direct GC/CM as necessary to ensure that the work is produced in full compliance with the contract documents.
Oversee building commission and ensure that workers follow building rules and regulations. Review, track, log, and approve RFI, submittals, estimates, change orders, and pay installations.
Ensure that no subcontractors or suppliers are allowed on site without proper and current certificates of insurance.
Evaluate change orders and estimate general construction costs. Assist in the installation of FF&E.
Masters in Civil Engineering/Architecture + 2 years experience or Bachelors Degree in Civil Engineering/Architecture + 7 years minimum experience.
Proficiency in AutoCad. Skilled with P6 and MS Project, Procore, and Primavera.
Travel to various projects in Brooklyn and some travel to supplier locations in the US, Europe, or Far East.
